The Sugar Land area housing seems very expensive. We can probably get what we want in Sugar Land for $425k, but that is the most we are willing to spend for a house. We can easily get what we want in the Katy area, including Cinco Ranch & Cross Creek Ranch for much less, $290-320k.

Not being from Houston and very unfamiliar with the area, I am looking for arguments/logic if it's worth the extra $100k to be in Sugar Land vs. the other areas. While I can afford the SL house, it would be the most I'm comfortable paying at this time. Is it worth it? Why or why not?

What about resale and future trends in either area?

I think the property tax rate in Katy is slightly higher 3.605 % vs in Sugar Land, it is 3.34 %

Sugar Land will offer more appreciation in the future. Texas Instrument will open a new R&D center right next to Telfair in 2014 which will potentially create 300+ high income positions in Sguar Land

Also in more established neighbourhood in SL, e.g. Avalon, New Territory the property tax rate is 2.2% -2.6%. so it seems as time goes by, the property tax in SL is going to be lower

Agreed, but I'm primarily buying to live and raise a family. Since there is a good chance I will be relocated for work within the next 4-8 years, resale is important. I'm just wondering if Sugar Land is really worth the 30% premium over similar houses in Katy-Cinco/Cross-Creek. Maybe it is? I'm just not familiar enough with either area.

An anonymous commenter gave a PM about there being a recent demographic change in Sugar Land affecting property values there. As I'm not much familiar with either area, what demographic change are you referring to? Higher income people? The property values seem very high there to me.

If they were not brave enough to post it here then most probably they were talking about Race.

Sugar land is more diverse than Cinco

Sugar Land for long term appreciation. Most of what people think of as Katy is in the Houston ETJ, which means Houston could annex it sometime in the future. Sugar Land is its own city and will always have standards that are different than Houston.

Yes, Sugar Land has s set of very strict code standards. For example, all the parking lots must have landscape and trees planted. The city also has a mandate to maintain a certain ratio of Single Family Homes and Multi-Family apartments complex. i.e. No over built of apartments and maintain the values of single family homes. The city also put top priority in attracting companies to create high quality jobs in the area. e.g. TI and Methodist Hospital

Excellent point. Some (or most) of CCR is in the City of Fulshear and not Houston ETJ. CCR seems so far away, so I'm not sure if that's a good move for resale. Here's to wishing the city of Fulshear can evolve into a Sugar Land style and annex most of Cinco. Otherwise, we'll have to bite the bullet and be 'house-poor' for the next 2 years!

Likewise, the energy corridor continues it expansion into Katy. There are new low rise and midrise buildings either under construction or proposed all the way out to the Grand Parkway. I don't know if you can say that Sugar Land will appreciate better, especially with South Katy. The Katy area is most connected to the best parts of the Houston metro, which is the west side.
