it will effect the refi market more than new homes...

Maybe on the low end houses. It won't make a difference in more expensive ones.

I think if it increases enough, say when it reaches >6%, I think you'll see a drastic slowdown. Part of the spike in sales now is that people realize the rates are going up so they're rushing to buy. Once the peak passes, I think it'll slow down again. It's like when there was that stimulus to buy, there was a spike in sales and then it crashed.

If the rates get to 6-7% again, that will be a good sign for the economy.
