Hi All,
We are planning to buy a new house with ~ 320 K budget and wanted to buy with Perry Builder which has houses in Pine Mill Ranch, Aliana and Cinco Ranch. I work @ Beltway 8 and 45. So my commute from any of these communities would be almost same ~40 Miles. We have a 3 year old Kid.

The similar house is selling for
Cinco ~ 345, Pine Mill Ranch ~ 325, Aliana ~ 310.

All above Sub Divisions have Exemplary / Recognized Schools.

Cinco: Is Master planned and hear that resale is good, but Property Tax is 3.6 -> so should I strettttch and buy at Cinco?
Pine Mill Ranch -> Should I be within my budget and stay here?
Aliana -> Taxes 3.13, New and upcoming so will this be better for me in the long run?

Any suggestion and thoughts are greatly appreciated.

Those are all far from your work location at I-45 & the Beltway. Any reason?
Those are all neighborhoods better for people who work on the west or southwest side of town.

if I was working in that area Id look hard @ Clear Lake.

As someone who just looked @ those areas you mentioned, I choose Cross Creek Ranch

Buy an existing home in Cinco if those are your options. Being stuck on new especially when you are stretching your budget is a poor move. The 310 you spend on a resale in Cinco will put you in a positive position in a couple years, whereas that same 310 in Aliana will put you in a hole in the same time span.

Cinco is well established and kept up, with nice conveniences. Aliana is new but slightly iffy imo; that area went through a rough patch a couple of years ago and it's slowly picking up.

Thanks all for your feedback. I Will also consider looking at Old Cinco Homes and Clearlake

@Ak123 -> I have a number of long time friends in Cinco, so was looking to be there.

Does any one know how to search for Old Homes on HAR based on a specific Builder? I some how like the Open floor plans of Perry

Floor plans change throughout the years, so the floor plan you like in a new model probably didn't exist 5 or 10 years ago. I have seen very few older homes tout a specific builder.

+1. With a gently used home, you will also save on stuff like drapes, shelves and some upgrades the previous owners made...those add up to a lot. Also, older homes in Cinco will be closer to your workplace than the newer ones west of 99.
What about somewhere in between like SL? It reduces the distance to work and makes hanging out with your friends still easy. Take Bltwy 8 to work, 99 to see friends
