We are looking for a new house in Katy Area and was mainly concentrating on Seven Meadows/Cinco Ranch. NewMark Homes builder took us to the neighboring sub division Pine Mill Ranch. Same house from the same builder costs 40K less in PMR compared to Seven Meadows. Any ideas why there is his huge gap even though they are very close to each other?

Is it ok to buy homes in Pine Mill Ranch? I was really surprised to see the price difference, that too like 40K which is huge.

Our budget is 200-225K. Do you guys think we can buy decent homes in Seven Meadows/Cinco Ranch for this price range?

Any tips is greatly appreciated.

Looks like the above poster is going to bump every thread on here about Pine Mills Ranch

Anyway, I had a chance to visit PMR over the weekend and although the homes look nice, I wasn't particularly impressed with the look of the neighborhood.
Maybe there is something I am missing.
The community looked rather small (although they are building more homes, I see) and I hated the way the entrance was all at a 90 degree angle coming in.
I did not mind too much the Trophy homes around and the people living there seemed fine. Nothing shady-looking.
Once again, if I am missing something else about PMR, please let me know.

I live in PMR, the neighborhood is small compared to Cinco and Seven Meadows, they are building like crazy and it will "fill" up quickly. There isn't anything wrong with PMR. There is a small section where Trophy built some homes, but those houses won't effect your home resale value (I know this, because I just moved from a neighborhood that had older, smaller houses in the front section and newer larger homes in the back, we sold in 7 days and made a hefty profit.)
I think people get nervous about the price difference and we did too, but we realized the homes here started building after the other communities had been here for a while, then they had some builders go under so the remaining lots were sold to NewMark and Perry at a discount, so the builders have more lots, thus more profit, thus they don't have to over price the houses here like in Cinco..
One more thing.. Seven Meadows is were they had an alligator on a lady's front porch! That did it for me.. PMR! ha ha

Is there any update on Pine Mill Ranch? I am looking to buy in the area but not until a year from now. I would like to know how the community is progressing and stabilizing. Also, what is the comparison between PMR and Westheimer Lakes North?

PMR is a very nice neighborhood, as is WLN. PMR is slightly more convenient location-wise, and from what I've seen is a little nicer than WLN. PMR will have a huge high school and stadium built across the street from it in a couple years if the bond passes, which I think it will. There is a gas station going in right now at the corner of PMR.

Wow, they are finally building a gas station somewhat close to where I live?
Where exactly is this gas station going to be located?

Pine Mill Ranch is coming along quite nicely and it's clean and quiet. We moved here last summer and had an opportunity to meet lots of very nice residents here at the annual picnic. After debating between Cinco Ranch and PMR, we settled for PMR. With close promixity to Cinco, both neighborhoods have the same "feel" and getting a bigger floor plan for less money was a no-brainer.

Drive around the different sections of PMR and you'll see many new homes being built (Westin, Perry, Newmark etc).

New elementary and high school will soon be built and a new gas station is almost done at the corner of Spring Green and Katy Gaston?...this is across from the new HS and stadium site.

Haha, no. I said the gas station was going in at the corner of Pine Mill Ranch, which is nowhere near you in Westheimer Lakes. I personally don't understand the logic for this new gas station at all, there is one right around the corner from it at Gaston and Cinco Ranch already, and this new one is not in a very high traffic area....yet. Sure when and if the high school gets built it WILL be high traffic, but that's a long way out.
