I am a SAHM and so we live on one income, and want to be able to continue to live comfortably. We have decided to buy a home spending no more than $140,000, we realize this will lock us out of prestigious communties. All we want is a nice house in a nice area without thugs, and with a diverse community. We have considered Quail Valley, but we were wondering if there were other nice communities we might have missed. tia

Number one question, where is the job? There are many other nice, good areas, but it won't be much fun if the commute is over an hour or more.

Hubby is self employed and pretty much travels all over Houston. He said he would be happy to live close to the Beltway, but I have read posts on here in the past saying that would typically be a bad area?

The beltway circles the whole city, so there are bad parts and good parts just like everything else. I would NOT look near north I-45 and the beltway, Greenspoint area, that is bad. But the Spring area by there is good. Some areas by south I-59 and the beltway are not as good, but the areas closer to Sugarland are. Also around Pearland and the beltway are good, by Hwy 290 and the beltway (my area, by Jersey Village) are good, and the area east of North I-59 and the beltway - Humble, Atascosita, area are pretty good.

In your price range there are several neighborhoods near me which are good. 77064, 77065, 77040 zip codes. Winchester, Windfern Forest, Steeplechase all have homes under $140K. A few of the other neighborhoods around us are OK, but don't have as good of schools if that matters - Harvest Bend, Rolling Fork. It will take some looking in that price range, but there are homes available. Good luck and ask if you have any questions about certain areas.

You might be able to find something in Southdown in Pearland for under $140k (Zip 77054). It would be near the beltway, and have good schools. But for that price range would be on the smaller side (probably ~1200 sq. ft).

Alternatively, have you looked at Meadows Place? Zip is 77477. We have good friends that bought there within your price range, and they are very happy.

Meadows place is perfect for you. it has its own police force and the schools are good.

In South Katy Cimarron and West Memorial are safe and schools are pretty good in elementary but better in JH and HS.

There are several communities in the Katy and Cypress are that would be ideal. Are you looking to stay within close proximity to your husbands work?
