Has anyone here had any success lowering your home's valuation by filing a protest with HCAD? What did you have to do to prepare for the hearing? How much did you get the valuation to go down?

After getting what I felt like an aggressive and arrogant appraisal district protest environment I hired a 3rd party to do it for it.

It's cheaper in my opinion to hire a 3rd party than having to take time off of work.

Completely agree. 15 years ago it was an easy process with a polite panel. The arrogance was shocking the last time I went 5 years ago. "New mirror in your 1960s bath? You updated the house." I brought a pictures to show them the old bathroom, original driveway, etc....as they were appraising our house the same per sf as a new 2009 build a few doors down at the time.

My third party does a fair job, nothing like I could back in the day, but probably the same as I could manage with HCAD post Boom.

I think it's just a temporary fix. You might lower it this year, but next appraisal you will be back to the original or even higher. Protest deadline is in 40 days.

If you think an ARB member has been out of line, file a complaint.

I did iprotest last year and had my value brought down. That one was easy as I had just purchased the house and they appraised it way over what I paid so I just showed them what I paid and they dropped it to that.

It used to appear to be fair and impartial, but now it seems to be a rubber stamp.
