Missouri City doesn't have a real P&R, just a glorified Express bus that is in the sketchy part of town. It's far from the more affluent Sienna and Riverstone master-planned communities.

Have you considered neighborhoods near the closer-in stops along the Katy, Cypress, or to a lesser extent, Spring P&R corridors? They correspond to the I-10 W, US-290, and I-45 N corridors, respectively. Those areas have true P&R service with the more comfortable, charter coach buses.

I originally was looking at Katy but the commute seemed far. Looking for something that has a doable commute and close P&R. Want multiple ways to get to work. I guess I could look into Katy again. Like how you mentioned 3 different highways. I like multiple ways in and out.

I’ve been using HAR and search by commutes from my job. 45 mins max. Katy didn’t show up on that map so I stopped looking.

I think you will enjoy Atascocita/Humble or Missouri City given the details you gave. I'm an AA male around the same age. Both should have commutes of around 45-60 min compared to 60-70+ from Katy. Also taxes are lower if you plan on buying at some point and want to stay in the same area. People gravitate towards Katy and Cypress for the better schools, but Atascocita/Humble/Missouri City are still good and have a higher AA population.

You’re right. I was looking into Katy because I heard of the great schools. My areas of choice now are Atascocita, Humble, Missouri City and Jersey Village. Just need to find the good and bad parts of them

I meant the Addicks and Kingsland stops on the Katy Corridor, 20 and 25 mile radius from DT. Near Addicks, the Barkers Landing subdivision (directly across the highway from the P&R) wouldn't be a good idea after the Harvey flooding, but the Lakes of Parkway portion of the Energy Corridor is on much higher ground. Nottingham Country, Green Trails, and Memorial Parkway are closer to Kingsland. All are about 10 minutes away from the respective P&R.

Cypress has an affordable area south of 290 near the community college (it's a beautiful campus!). Canyon Lakes, Riata Ranch, Stonegate, and Towne Lake are nice areas near the Cypress Village P&R. The Copperfield area is better served by the closer-in NW Station stop. These are comparable distances from DT as the Kingsland and Addicks stops (25 and 20 mile radius), respectively.

I can tell you from personal experience, it's just a 10-15 minute drive to the nearest P&R from Cinco Ranch and another 30 minutes to DT on the Katy rush hour busses. It would take 45 minutes on the off-peak mid-day and evening busses because of stopping in all the P&Rs along the way. It sure beats driving in stressful rush hour traffic!

Wow. That’s not a bad commute at all.

I like the Cypress area. Heard that it floods so haven’t looked into the area.

There's buses that run from Hwy 6 and the FBCTR to the med center. I would expect that there are rental properties in the OP's budget in Teal Run and that general area, and would benefit from better schools in FBISD. Metro route is 170, and then you can grab the train into downtown for $1.60 each way.

Other then looking at a topographic map for flooding, (I was told to look for high ground this way and 100 ft and over. Correct if I was misinformed) how else can I tell of a home or neighborhood flooded. My first pick is still Atascocita/Humble. Getting mixed feedback on it flooding

I live out of state. Wanted to get a list of housed to check out in April before I move in June. Guess asking is my only way.
