Conflicting needs. You want to spend $10K-$15K an acre. And you want suburban.

No such thing. Going waaaay out of town, even down to Rosharon, 25 miles south of the Medical Center, land is $50K an acre. Far east in Liberty, maybe 20K an acre. Suburbs? You're looking at $100K/acre and up. You'd be lucky to get one acre for your entire budget.

You need to rethink your plan. And work with a realtor.

I think you are going to have to accept that what you are asking for is not possible in Houston.

It might be possible where you live. But it’s not possible here. Even with a gazillion dollars you aren’t going to find 6-10 open acres of land available for a few houses… and in a suburb. If it were open and available and not in a flood area or superfund site it would be developed by now.

What’s most important to you?
Pick that and find homes for your family.

Rural and exurb tick many of your wish list items, but not all.

I’ll put in a idea for Sealy, and greater Austin County. It’s a smaller town with low taxes and low crime. Good schools. Flooding in all of SE Texas is tricky, but maps can help you determine that. It’s 25 miles west from Katy (which would mean you drive that 20-30 minutes to use Katy amenities) and Katy has a Memorial Herman hospital. But the airport is 75 miles away.

Katy itself is all suburb. Like 60 foot lots. If you see open land it’s because it’s already spoken for as a future neighborhood or is in a flood zone.

If you are serious about this idea, and not just a pipe dream, you really need to come visit. Based on your wishlist, your imagined version of Houston doesn’t match the reality of actual Houston. It is spread out… like nearly 100 miles around already developed where development is possible. No 6-10acres of good land just waiting for you.

Have you visited Texas or is this idea just an internet research phase? I get what you want but I think it’s impossible to find a big chunk of land near good schools for $150K in the Houston-ish area. You’re about 25 years too late.

Have you looked around San Antonio?

Well my favorite land is Brenham area, about an hour of drive from Houston. Rural and scenic. Really good place to build an empire. About 30 to 35K per acre. Theoretically they could squeeze 5 acres into 150K budget. But the problem: they typically don't sell such small parcels. Normally 20 acres min packages. However in the areas mentioned above there's better chance of finding small acreage not too far from Houston and within 150K budget.
