This is gotta be a joke
All you have to do is see how far is each one of this area from a nice neighborhood
You have to drive 10 miles away from Greenspoint to get to a nice neighborhood

For a time when I first moved I use to stay at a family members apartments in Westchase many many many years ago. Both Greenspoints and Westchase have apartment complexes that are less than desirable. I think Greenspoint is a tad bit worse but I wouldn't write home about either area in that department.

Demographic wise, Westchase is more diverse. Greenspoint is mostly Hispanic and Black. Also Westchase is going thru a bit of a gentrification. It's a lot more amenities and things to do in Westchase than it is in Greenspoints. I mean, Westchase does have a Whole Foods/ Trader Joes/ Phoenician Specialty Foods. Greenspoint is pretty much a food desert, I believe they have an ALDI but that's really about it. Maybe Aldine grocery store as well but come on!

These 2 are nowhere near comparable in the slightest bit unless you're talking about the number of apartments in each area.

And who picked Greenspoint? Seriously LOL

West Chase has Fortune 500 companies as well as software and energy companies. Greenspoint's office tennants are smaller cheaper tenants.

Good point...at least Westchase has some well-regarded private schools nearby, including Grace Presbyterian and The Village School. They're not cheap, but especially for 1-2 child families it may make more sense to buy in Westchase and go private vs spending twice as much for a similar house north of the bayou.

Another family-friendly amenity in Westchase I missed earlier is Club Westside, which beats out even the fanciest far-suburban MPC amenity center. Goes without saying that there's nothing remotely like it in the "North Houston District".

As if the North Houston District needed more knocks against it...flooding. Even by Houston standards it's flood-prone. In Westchase, a few streets north of Briar Forest Drive flooded during Hurricane Harvey, but otherwise the area has decent drainage.

A better analog to Greenspoint would be Sharpstown, but even then Greenspoint still loses.

Another important point. At least HCFCD is doing a lot of work in NHD to try and reduce the area most likely to flood, plus the City and HCFCD are trying to buy out and remove the most in-danger complexes.
