Hello everyone,
just a quick question. Do you know somebody knowledgeable (Galveston area) who would be willing to schedule a consultation with me regarding plans of a new construction. I need somebody who knows all the city building restrictions on the bay. I'm thinking of buying lot on the bay in Galveston but first I need to find somebody who can tell me about specific building requirements and restrictions of land on the bay. It can be building engineer or real estate agent who really! knows the restrictions or maybe some construction builder, architect etc. Of course, I don't want anything for free, that goes without saying.
I'm interested in one lot but will not commit to buying without first finding out all the details.
I'm not sure if you are able to recommend somebody in this thread, I'm not sure if rules allow it, if you can, send me DM here.

why dont you call the local realtor,they must know someone/

There are a number of knowledgeable real estate agents in Galveston. Call Kelly Kelley. She’s one of the best.

Yes, I know what happens when hurricane hits. I live here for quite a while and went through couple of them.

From my own experience in Galveston, I don't think a realtor is who the op needs to talk to. They might do better by going to several of the building supply businesses and ask for a recommendation from them. We had a heck of a time rehabbing an old home there, and the codes are many, and will cost you a fortune of you mess it up. When I tried to have someone replace a few windows in the house, we found out that ALL the windows would have to be replaced w/ hurricane code windows. The house had something like 14 windows, so that obviously wasn't going to happen! But if I replaced the windows myself, that was fine, there was no requirement to replace them all. So I did it myself.

Doing things myself became a story in itself. We had the contractors who got money for the materials, then disappeared off the face of the earth. Or quit halfway through. Or finished the job, but screwed it up. So I had to hire another contractor, who would usually screw it up too. Then I had to do it myself for free after already paying two or three contractors. The codes people were sorta like the contractors. When I wanted to get a permit to build an 8' wood fence in the backyard, I was told in no uncertain terms that 6' was the maximum. So I asked them if I could plant some trees right next to each other on the property line and make them, oh, let's say....8' tall? No problem!
