I am looking for a home in houston either sugar land or Richmond , I saw an inventory home in Fieldstone Community in Richmond from Kimball Homes, it is an inventory home marked at 159K, what would be the best price for it, it is 2356 Sq Ft 2 story 3 bedrooms and 2 and a half bath, would offering a price of 130K be un-reasonable, can a deal be cut for that price. any idea guys, I do not want to cross that 130K barier if i done have to, any help would be appreciated.

You are asking for approx. an 18% reduction in price. If the builder has already built and priced to sell, you probably will not see that. If it has been sitting for a year, they may come close to that price just to dump it and get it fof the books.

Keep in mind that there is not that much profit built into a 159K house. You quite possibly would be offering less than cost. If it has been sitting there a long time, they may still sell it to just dump it.

I have a Kimball Hill. Not sure what kind of offer they'll take - but they may take a good one because they recently declared bankruptcy and I'm not sure what that means for the new home warranty - it really isn't clear to existing homeowners.

I say go for it! In this environment, builders are willing to negotiate with any interested and QUALIFIED buyer. Speaking from experience, they'll probably counter with something in the middle, but if you hold out and don't act too eager and interested, they'll keep coming down in price. I'm sure you're getting direct messages from a bunch of realtors on this board so they can make an easy 3%, but do what you feel is comfortable.

easy 3% haha! I would refer you to all the whining done by people who didn't use a realtor because they "didn't need one" and the builders took complete advantage. The buyer doesn't pay the fees anyway so why wouldn't you use a realtor?
To the op:
I believe your offer will be way too low but good luck tio you anyway.You won't know until you try.

Great Advice Guys, I have made the offer and now i have not been countered or rejected, I like the home it is inventory and ready move in, lets see. I personally think offer is way low, but i am keeping my fingers crossed.

They wont respond because they are too busy laughing.

Hold on a bit longer to the OP. Soon the courts will be setting the starting price at auction.

If you buy now and 6 months from now they are selling at auction for $40,000 under what you paid then how will you feel?
