Go to Harris County Appraisal District and look up your home's 2009 Appraised Market value . Post your area of town/subdivision and the change % from 2008.

Bought my house in June '08 and my 2009 appraised value is $18k more than what we paid for it (when you take into account the 5k we got in closing costs).

Clear Lake (Houston side), went up 1.76% overall. Looking around the neighborhood things generally stangnated at the least, or went up about 2% at the most. Some (maybe 10%) of the houses are still pending here, too.

Champions area (77070)
Land unchanged; Improvement down 8%

I'm not sure whether I should laugh or cry. I'm certainly happy to be paying lower taxes, but this clearly means that values in my area have dropped more than I thought. My perception was that we were holding steady. I'd seen very little in the way of foreclosure / forced sale activity.

Lakewood Forest (77070) down 12%. We had 2 foreclosures near us. One an investor that never made a single payment then walked away. The other foreclosure, new marriage, a new home purchase out of their price range, then divorce. They both walked away from the house.
