I've also noticed new developments popping up west of Meridianville towards the Madison Crossroads / Toney area.

We've been in Meridianville for almost 2 years and enjoy it.

Sure it's not as built up but my commute to Research Park takes only 15-20 minutes. Our last house in the area was in Monrovia and it took me 15-20 minutes just to commute 6 miles.

There's a really nice housing development being built just south of Colonial Golf Course (it basically borders Hole #16 at the closest point). Unfortunately, somebody's already living in my house there. Don't know what the price point is, but it's gotta be $600K and up.

Anybody know if homeowner's insurance is a lot higher in unincorporated areas because on only having a volunteer fire department?

It is higher, but that's offset a bit by lower property tax. To add to that, I remember having discussions with my insurance agent about the ratings of particular volunteer fire stations and which ones would respond to my home if needed. For example, at the time, Harvest VFD had a point higher rating than Monrovia, so I had to pay 100/yr more for that difference.
