Hello- open to suggestions & feedback.

Escaped CA during the covid crisis to attend to family in N AL & have decided to stay. Have had enough of the socialism insane asylum.

Looking to purchase a 4 unit in decatur or huntsville to owner occupy and rehab.

Have found a lots 4 plexes in the area- curious about opinions on areas to avoid and why: crime, problem tenants, etc.

By all means, avoid the area of Bonnell Dr. off of Sparkman Dr. The highest concentration of 4 plexes is in that area, but the apartments are well over 30 years old and have had significant crime.

A better option would probably be the Hobbs Rd. and Wynterhall Rd. neighborhood in South Huntsville. This area is in highly rated public school district and is immediately adjacent to some nice single family home neighborhoods.

Avoid NW Huntsville. All other areas are fine.

I wouldn’t go that far. Parts of southwest Huntsville are pretty sketchy.

I can see the growth is in huntsville- any areas of decatur with 4 plexes you like?

Yeah, that's true. Especially the near Southwest. Get below Martin Rd and all is well for the most part.

I don't know much about Decatur. It's a pretty stagnant city for some reason. I guess they just haven't hopped on the local bandwagon. But I think a lot of the Mazda/Toyota employees will live in Decatur or Priceville. It's cheaper there, and is actually closer to the plant than parts of Huntsville are. Point Mallard area is really nice, but I have no idea of crime in the city. In reality, it's part of the Huntsville/Madison/Athens/Decatur metro area even though that's not official by the Census Bureau or Dept of Commerce or whatever agency establishes such things.

I have multiple coworkers that live just fine in Decatur, but an old Army Buddy that is from Huntsville always advised me to avoid Decatur due to higher crime rates.

A four unit building in the area is likely to be a remnant of an old project or similar low income residence. Better to buy a house or two or three in a depressed area that will gentrify or be a target for bigger developers, such as around Stovehouse. That has some of the markings of being an area that could explode in popularity.
