Hi,
Has anyone lived in Chicago area and in the rural parts of Illinois. The property taxes in the Chicago area are $500+ a month (200k+ house). Whereas in the rural parts of Illinois, you can get away with $200 a month (100k house).

I've owned in the city for the past 8 years now. Normally my taxes are around 1.2%-1.4% of value.

Taxes were around $2,100 a year on my $225,000 condo, and are now around $8,000 a year on my $600,000 condo.

When I bought my condo (through Redfin) the property taxes were "estimated" at $8,500/yr. My official tax bill ended up being less than half that.

Redfin currently uses the ACTUAL MLS DATA that is required to state the ACTUAL TAXES PAID and the TAX YEAR in which they were paid. I do not know if / when Redfin used "estimated taxes" which are not part of the current MLS data. It is also possible that previous owners have not been eligible for exemptions or that the assessment was appealed but I would certainly not recommend that anyone shopping for a home anywhere in Illinois assume property taxes will do other than climb for the foreseeable future...

Which is why I put it in quotes. Regardless, my tax bill is less than half what the listing said. I can totally see Chicago60614 paying 8k on 600k worth of house in the City.

I hear much from residents of the Chicago area about the taxes and weather. And because of this people are leaving the State. Outside of the Chicago area, what is the advantage of living in the rural part of Illinois that is bordering another state with lower costs.
