We live in West Palm Beach now and are looking to relocate to an equestrian area in NE Florida. I found Tupelo Plantation on the web and it looks really intriguing but also really expensive when you add the cost of building a home and stable to the price of the land. Does anyone know anything about the community? How about the surrounding areas such as Callahan or Yulee? We like rural but also need to be within 45 minutes of downtown Jax. Is it possible to buy 10-15 acres with an average 3/2 home for less than $300K?

Yulee is being heavily developed right now (cheap land for developers); lots of brand new developments popping up (but little infrastructure, retail/commercial development, etc.).

Callahan is still fairly rural, I don't think the developers are as attracted to it as some other areas. If your only 2 choices were Yulee and Callahan, I'd chose Yulee - at least you'd be close to Fernandina Beach for your shopping and entertainment needs.

10-15 acres and a house for $300k? Probably not. Land has gotten expensive in NEFL. Even way inland near the Clay/Bradford county lines, lots that used to go for $10k an acre a few years back are going for $25k or so today, I'm not sure what they go for in places like Yulee and Callahan, but I wouldn't be suprised if it is as high or higher.

HiWe have lots in Tupello.I enjoy its nature feel and the variety of sized lots in the sub make it not appear cookie cutter. It has many horse trails and many horse trail bibs from subdivision roads.We bought 2 lots as I could not decide where in the sub I wanted to build.My friends have settled over by Madison florida and I am going to do the same.
