Hello again. My wife and I are in town looking at houses, relocating from central NY. Today we drove all around and really liked these neighborhoods. Houses in Queen's Harbour are more expensive but I like the layout, golf, etc.

I will be working by the zoo.

Any thoughts? Issues with locations, history of neighborhoods, etc?

If I recall from a previous post, you were looking to get into something in the $350,000 range and you and your wife have not yet started a family. I don't see how you could go wrong in Queens Harbour. As you have seen, it is a very nice community. If you can get into something $350 -400,000, you'd be getting in at the low end and when prices start to edge back up, you will be in a good position to stay and upgrade your home or move into to something larger with the equity you would have built up. I don't know anything about Pablo Bay.

Queens Harbour is a nice upscale gated golf course community with a Yacht Club. And Pablo Bay is a nice upscale community with out a golf club or a yacht club and isn't gated as far as I remember.

I don't know much about Pablo but I do a lot of real estate photography in Queens Harbour. I can say it's a very nice community. It's right off Atlantic so it's a short drive to 295 then up to the airport. Traffic going that way isn't all that bad, just a few lights to get to 295.

You're close to the beach as the community is right on the Intra(or is it Inter?)coastal Waterway (or the ditch as it's called around here). You're on the West bank so it's just a short drive over the bridge and into Atlantic Beach.

I know the real estate company in there very well (Tami is the broker/owner and one awesome person). They're all very good people to be honest.

Anyway, I don't think you can go wrong living there. You may actually find some homes in there in your price range, I know there was at least one home listed below $400k recently.

Queens Harbor will be more upper middle class and all that goes along with that. Pablo Bay is more middle class. I'm sure the yearly fees will be quite different.

Thanks! Yes, Pablo Bay is not gated. The fees are around $750/yr. Queens Harbour is $490/quarter.

Pablo Bay does have very nice pool, park, play set, etc. Has a very nice entrance, not gated, and running/biking sidewalks.

I have not seen all that Queens offers but I will tomorrow.

Default boating or not?

If your'e thinking seriously about boating, I'd pick Queens Harbour.
The CGAUX has a very strong membership there and can help a lot!

My concern with QHYCC is that they do not celebrate July 4th or Memorial Day at all. Everything is closed. Makes you wonder about the place.
