I see that on the map of the Nocatee development it shows a new section - Brookside. Does anyone know anything about it?

Just a mention of it in the Nocatee Blog. It is located in Duval county, not St. John's county like most of Nocatee.

- Brookwood - a community of approximately 100 home sites directly off Valley Ridge Boulevard to the west of Kelly Pointe.

That's really strange. How is the school zoning going to work? Eventually Nocatee will have it's own STC schools, so will kids who live in Brookwood attend a Duval school instead? Maybe it's a 55+ community? I'm surprised that it's in Duval...

If it's in Duval, they'll have to go to Duval county schools I would think.

I'm just wondering why anyone would choose to live in Nocatee but pick a neighborhood in Duval.

They can apply for an exemption....Marsh landing has some areas that are in Duval, and I know at least some have received the exemptions.

Nocatee in Ponte Vedra, FL -- Location and Neighborhoods - YouTube

This video explains the neighborhoods, starting about 1:45 into it. Says Brookwood will be later in 2013, for 'first time home buyers or empty-nesters' starting in the $140s (I'm sure that could change...).

That's about the only buyer I can imagine that would pick a home in Nocatee that's in Duval rather than St Johns, since schools really wouldn't matter. Even a "first time homebuyer" might have young kids or eventually plan to have kids, and as far as resale, I just can't imagine they could compete w/ SJC.

I didn't realize 15% of Nocatee was Duval.

BTW, was Nease HS really ranked #1 in that state??
