Though I live in Mobile, I have family living in the Osprey Pointe neighborhood off of San Pablo Road who I often visit. Their subdivision and most of the others in the area (between 295 and the beaches) seem fairly middle-class and clean-looking. Oddly, when I see people reccomending neighborhoods in the area to people moving to Jacksonville, I very rarely see these neighborhoods mentioned. The area is right by the beaches and far closer to downtown than St John's county. Is there something I'm missing here, like bad schools or high crime, or are these areas just overlooked?

Yes, it's nice. Has a very cute downtown area, also. It's just a small area, people often refer to the entire area of Atlantic/Neptune/Jax Beach as "the Beaches". It's definitely cute. Schools are good but not as good as St. Johns County, from what I've heard.

The only bad thing about the San Pablo area is the traffic during rush hour times. Very hard to get in and out of certain intersections if there isn't a light.

Yeah- I can't believe how much more traffic there is since I moved here in 2012. Very noticeable during my afternoon commute back to the beach from NE Jacksonville. Not a bad thing, but what an increase in just a few years. Beaches area, along with other areas, are blowing up big time!

Atlantic Beach, actually the entire beaches area is so nice! We just bought a place in Atlantic Beach and love it.

I call this East Arlington and I have occasionally referred to it for people seeking cheap housing close to the beach. It's newer suburban and it's certainly a viable option for some folks.
