We are looking at homes and quite a few are on lakes/ponds within the communities. If your home is on one of those lots is it automatically flagged a flood zone? Are those retention ponds (not sure what they are called) flood prone?

I have been ruling out most homes that have water in the back for fear of flooding, and I'm curious if this an irrational fear.

Most of the lakes/ponds you see in residential neighborhoods are man-made, and were put there for stormwater collection and wetland mitigation. In my opinion, the only real threat of flooding from those ponds is when the ground is already saturated from heavy rainfall. After the two recent hurricanes, I don't know of anyone whose house got flooded because of elevated levels from these man-made ponds.

Thank you! They look beautiful but some are so close I didn't know the potential for flooding.

They will typically overflow into another area (preserve) once they reach a certain level. With the last two hurricanes we watched as the retention pond behind us rose and rose to a high level, but it levels off and works as it was intended to. Same with all of the other retention ponds in our neighborhood. But to answer your question it doesn't qualify your home into being in a flood zone. Probably safer than backing to a preserve with all those tall trees that could come crashing down onto your roof.
