Hello Fellow Users!

I'm going to be relocating to Jacksonville for work on Jan. 4th. I plan on living with family in the area for a few months in order to get my feet on the ground while I become more familiar with the city.

I grew up on the East Coast and, after a 7 year odyssey, am very excited to be moving back.

I just had a few questions about buying a home in the Jacksonville area. My office is going to be in Deerwood. I'm not familiar with the Deerwood area. Ideally, I'd like to find a small place to live near the beach, around Jacksonville Beach, Atlantic beach or the surrounding areas. Since I'm single with no children, I wouldn't need much more then a 2 bedroom/1 bathroom type home.

Can anybody ball park what a home around that size would cost in those areas? Also, is there any other fun places for a single 30 year old male to live?

Please let me know your opinions. I look forward to hearing from everyone!

The Deerwood area in on the Southside it is about 15 to 17 miles to the beach

Being single I would agree that the beach would be a great area.

Here is a map that shows the beaches if you move the map to the left you will see Deerwood which is right around 202 and 9A

Not sure on pricing for the beaches area but hopefully Eric one of our long time well respected posters will see this and might be able to give you an idea on pricing

- Riverside, Avondale & San Marco. Lots of young professionals, unique restaurants & shops, bars, lounges, the arts, nice parks, the river, very close to downtown amenities, very walkable, etc. These are some of the Historic neighborhoods that surrond Downtown.

Thanks guys! I appreciate the input! Any idea what a small home would cost in those areas? I'm sure, like most places, they'd fluctuate depending on location.

I'm thinking something like a small 1bed-2bed/1 bathroom type deal. I'm fortunate in that I can stay with family for a few months while I take a look at what's available. Any help that you folks can offer would be greatly appreciated!

Congrats on your upcoming move. 1-2 bedroom single-family detached and attached houses in the Jacksonville Beach area have sold in the last 6 months for between $79k and $250k. Current available properties in that same area range from $79k up to $350k. If you'd like more specific info, feel free to send me a DM. No advertising here.

Riverside, Avondale & San Marco: a decent one, not too big would be 125k all the way up to 300k or so. Just depends.

For example: 2634 Green Street, 32204 & 2614 Dellwood Ave, 32204 & 2141 Arcadia Place, 32207. & 3943 Oak Street, 32205 & 3568 Herschel Street, 32205.

As you can see, they can vary widely.

Anyways, these areas are all next to eachother & downtown, always good times.

Deerwood is nice, but mostly families and you're not going to find many 2/1 bungalows there.

Since you want to live at the beach, I'd exhaust all my options there first. You're single - live where you want to live! Right?!

My personal favorite is Atlantic Beach, but I'd look at all 3 (Atlantic/Neptune/Jax Beach). The only downside I can see is homeowner's insurance (might be more difficult to obtain, more expensive). Your realtor can help you with that one (and EricBoyd above seems to have good pulse on the area).

If the beach doesn't work out, head towards the river. 32217 (San Jose) and 32207 (San Marco) have the smaller 3/1 and 2/1 houses you're looking for. Prices can really vary. There are a lot of variables. The amount of renovation work being one of the big ones since the houses are usually 50 years+.

Thanks for your help, guys! I appreciate all of your information.

How far is Atlantic/Neptune/Jax beach from Deerwood? I imagine it can't be more then a half hour commute, tops. Personally, I'd rather have a long commute to work then a long commute to the beach, but that's just me!

I used to vacation in St. Augustine as a kid. I look forward to seeing it again as an adult!

Anymore thoughts that any of you have are most welcome!

A lot will depend on what time you have to be at work
The traffic builds at different times
If you can be on JTB (202) by 7 it would only be 10 to 12 minutes it is only 13 miles from 9a to A1A
It takes me about 20 mins from mid Jax beach to 9A

You should give yourself 20 minutes from drive way to parking lot, just to be safe. Won't ever be 30 minutes though.
