I'm considering moving from the Boone's Creek area of Johnson City to Piney Flats. I know little of the Piney Flats area. The home I'm looking at is in a subdivision off Allison Road.

Are there any 'things to know' about the Piney Flats area that I should be informed about? (traffic issues, crime areas, etc.)

The area is bit further away from central Johnson City than I'm used to living, and there don't seem to be many restaurant, shopping, or other similar features in the immediate area. The land and subdivision I'm looking at seem nice, though, and the real estate market seems a bit more reasonable.

Thanks for anyone that can pass along things to know.

Red light cameras = bad
Ridgewood Barbecue = good

I think Piney Flats is a great area if you are commute between Bristol and JC. You called it about restaurants and shopping so you know that you are going to be in a more rural situation. If that's what you are looking for it's a great area. I don't know anything about the specific street you are mentioning.

During the two races the roads get super busy.

I just went through Piney Flats today. Piney Flats has several red lights and speed traps. You don't want to run a red light in the area and I've been pulled over once near the Tri-Cities Flea Market.

You have a Food City, some banks, gas stations, a Walgreens, and a few restaurants, so you have the essentials. Piney Pizza was pretty good last time I ate there, but that was nearly a decade ago. Pardner's has a decent BBQ. There's a Waffle House there now.

Boone's Creek has seen some newer development, but Piney Flats isn't a complete slouch. It just depends on what you want. Neither is far enough away for JC for me to care, so I'd go with which is cheaper or where you find a house you like.

I think Piney Flats is a growing area. Allison Road has some beautiful areas and newer s/ds. Allison Rd winds around through the country and if you go all the way you will end up back at Boones Creek near Zaks. There is a new strip shopping area across from KFC and I think Giovanni's is there as well as a Mexican Rest. The red lights can be a killer - just remember to drive under 45mph. One of the best little places to eat is Bluff City Diner on Hwy 44 - downtown Bluff City across from Fire Station. Food is home made, desserts are to die for and the price is terrific. They don't stay open late - 8:00PM on week days -Sundays close at 3:00PM Well worth a trip. I think the area is definitely worth looking into.
