Hi. I’m having a little trouble getting a good idea on rental prices, specifically for houses in the Knoxville area. I’m looking on Zillow, Realtor and Craigslist.
3 bed 2 bath homes on Zillow are around $1400-$2000
Then Craigslist has adds like this for $700 . https://knoxville.craigslist.org/apa...162688049.html
What’s up with the Craigslist ads?? Are they scams modcut
For a nice home in a good area around Knoxville, 3 bed 2 bath with a good sized yard, is $1400-$2000 about the norm?

Any areas I should steer clear of for sure?

Stop searching on Craigslist. That house for rent section has been plagued by scammers for a very long time. The ones you find on Zillow reflect the actual market rate.

Ok. Thank you. Thought so.

Are there any areas surrounding Knoxville that are big no-no’s to move to if you want to be safe? Also looking for the best school districts in that area

West Knoxville is more expensive, but there are cheaper "pockets" here and there. The closer you get to Farragut, the fancier it gets. East Knoxville has a bad reputation yet Holston Hills is a gorgeous subdivision and there are other newer developments off 168 (John Sevier Hwy). North and South Knoxville have older homes. I know nothing about schools. I'm in Seymour and there's no unsafe areas here that I'm aware of.

I found the same thing. I had read here once that Craigslist is a good source for rentals. Then I saw the rent prices on some, did the research, and found you stand a good chance of losing thousands and worse showing up with a moving van to a house you do not have access to.

Craigslist used to be a good source for rentals. It may still be if you follow these rules:

Ignore any listings with writing superimposed on the photo. The exception may be apartment complexes but we are talking about houses. Ignore all ads with weird punctuation in the title. Except for the rare lone ! everything else is a scam. If multiple ads have the same posting style that could be a red flag. But seriously you only need to scroll the headlines to rule out 95% of the scams.

I pulled up houses in Knoxville and based on my knowledge of the market I would say 25 - 30 % appear legitimate.

I pulled up Maryville and the listings that came up were modest, and that could be the reason for modest rent. Perhaps someone had weeded out the scams. Or the scammers don't know that name. Maryville is a bit less expensive for house rentals than Knoxville. In Maryville you might have the option of the local newspaper.

The next step is find the name and address of the owner from the assessors office. It's not recommended to rent anything but a google-able complex from afar. You are close enough you can come down for a week, Dave. There's a message board at Subs & such for a wanted to rent ad - ask if there's one at the library.

We've discussed this on here before. For this area of the country you are best served by checking realtor websites, realtor.com, zillow.com or driving around in person to get an idea of the rentals available and their pricing. Good luck to you!
