My husband and I will be retiring in a couple of years and will be doing a survey trip to the Knoxville/Maryville area this fall. We live in New England where HOAs are linked to condos and townhouses, but not to single family dwellings.

Looking at the real estate listings for your area I have noticed how common HOAs are in the subdivisions.

We would be looking for a smaller one story home which does not require us to join a HOA. Currently we live in a home (which has a full basement) of nearly 1300 square feet and are looking to downsize further, but we are not interested in a condo or townhouse. Being frugal folks who will retire on a budget, we would like to keep our home purchase price to $200K or less.


Is this do-able?

Yes.

By the way, I'm from New England, too. Knoxville may have several HOAs but it has nothing on Florida!

200k is definitely doable. Most of the Knoxville area does have homes in that price range. In fact prices can be considerably cheaper than that for older homes if you don't mind some of the issues that come with older houses. The best way to avoid an HOA is to stay out of subdivisions. Almost any sub will have one, but if you ask your realtor to find properties without one they can do that. If you are from New England you will be pleasantly surprised by housing cost here. I know houses cost a fortune up there.

Oh there are planty of subdivisions without HOAs. What you need to avoid is subdivisions with community buildings and pools. There are even a few older subdivisions where the pool is a separate subscription - not required to buy in.
