After thinking about it for several years, the time has finally come. We have found a buyer for our WI home and now need to find a home in LC to buy. Anybody have any realtor recommendations? How is the market doing right now?

Desereter is right. As of this morning, there are 287 single-family homes on the market. As recently as November of 2019 there were 620, which is about the threshold where it's a seller's market. There are 200 more licensed realtors in Southern New Mexico than there are homes to sell. Anything that's worth buying (deferred maintenance and such) is under agreement in a day, so buyers need to have their pre-approval letter ready right away. The reason for this scarcity is a combination of low-interest rates coupled with the fact that during a pandemic, sellers are more hesitant to list their house if they are occupying it.

Thanks for the replies. I am hopeful that by the time we actually are on the hunt, the market will have opened up somewhat as the states start to reopen. We may be lucky enough to sell our home and rent it back for a couple of months while we get our ducks in a row. This may make things a touch easier. Are there house rentals available in case we need to rent before buying?

Its not going to change in a few months. It was a seller's market before the pandemic.

Sent you a PM for realtor who recently sold the exquisite retirement home a retired friend enjoyed for 20+ yrs . It was really nice and she called it her "Colorado home", lots of stone inside and out, vaulted wood ceilings, clear views to East and West (wide view sunsets nightly). Very close to College and hospitals and shopping and medical (<10 min to all) ~$300k for ~3500SF

There are a lot of nice homes FS in LC. (Was quite overbuilt for yrs)

Take your time looking, you will find a good deal that will serve you well.

Get home with a view!!!! Really nice to have when you are retired, and you can stay home and enjoy the view.

But was really glad to get off the golf course (broken windows and roof tiles + must wear a helmet while working or sitting in yard or on deck),

I know a few retiree friends / recently widowed selling homes in LC.

What is your price range and preferred location?

While you are correct that LC was overbuilt, there are NOT a lot of nice homes currently for sale - inventory is at an all time low & it will likely remain that way for the next several months. Factor in what the OP can afford & personal preference and that number shrinks even further.

Rentals are available but a lot fewer than normal. It's the same issue as home sales, people are staying put whether they own the house or are renting so there isn't the usual turnover in rental properties. That might improve come summer when there used to be a glut of rentals available.

Depends on your requirements. Las Cruces, being a small city, has more to offer generally than the small town of Alamogordo. Housing availability in Alamo is also less desirable than Las Cruces. Las Cruces is highly rated by retirement articles/polls.

Gonna disagree with this to some extent in that Alamo properties are about 20 dollars per square foot less than LC. And the housing stock in Alamo isn't that bad relative to many towns in New Mexico in terms of quality.

Obviously LC is on a different level in many ways (by being so much bigger) , but Alamogordo would be a great town to retire to if you want a nice house for a bargain.
