We are planning on retiring in the Vegas area. Have about 4 years yet to retirement but are looking at houses now while the market is down. Not sure what are good areas to buy in. Have a budget of about $150,000. Any ideas or suggestions on where to or where not to buy would be appreciated.

You're the second person this weekend to pose a question about Las Vegas retirement. You might want to just browse through the topics on the Las Vegas C-D page as this topic is covered constantly and the locals are probably pretty tired of re-typing their tips. There is also a very comprehensive and lo-o-ong on-going conversation about LV real estate in general on City-Data.
