From Forbes Magazine, Las Vegas ranks as the second worst in the country, right behind Sacramento.

"Perhaps not surprisingly, given the city's biggest industry, Las Vegas was the Western market of choice for speculation during the housing boom. Prices are down 17.2% in year-over-year terms, and 2007 saw inventory soar by 30%. The silver lining? In the last month of the year, the number of unsold homes fell by 5.7%."

Hang on...it is getting interesting. Sales are strengthening quickly. Pending are up a couple of percent daily. Sales well up over last month. Inventory holding steady. Price is up on both REPOs and nonREPOs but down a little over all as the percentage of REPOs has now reached 37%. So it is still the REPOs driving the market.

The REPO period is coming to a peak. It will be interesting to see if it can get to half the market. I expect what we will now see is an increasing REPO price until the percentage REPO begins to decline. It is really interesting that the non-REPO price is actually holding firm or increasing.

Default Hurry up everyone, buy a house before you're priced out of the market

I heard that Martians are expected to land in Vegas soon and kick off the next housing boom. Apparently they're partial to snakes, barren landscapes, and views of the home planet.

We are experiencing the same thing 'capt.

I have reviewed about -0- investor / buyer contracts. LOT's of owner/occupant buyer contracts. And a whole big pot full of FHA loan contingent contracts.

My people (and I know other companies people too) are active in helping existing owners (owner / occupants) refi into some of the new products out there (FHA secure being one) -

still wrong information, the aliens are purchasing property on 15 near the alien jerky stand.

Have you seen any funded FHASecure loans yet? I haven't seen or heard about one of those funding, either due to being stipped out of existence or the lien holder not being willing to resubordinate the difference.
