Be aware there is something like a 30% premium for new build. Driven by the fact that resales in Las Vegas are extremely cheap. Consider a resale in Tuscany if you like it out there or elsewhere.

Thanks for the info...I just signed a contract in the Beazer community for 3 bedroom / 2.5 bath, delivery at $72/sq foot. The homes are really nice as is the development. The HOAs are low and may increase, though, the development has few amenities especially compared to Tuscany. Weston Hills is selling nicely.

As for airplane noise, it's not a huge issue but it is definitely a factor, planes roll over there every couple minutes from what I can tell. But the pro's outweigh that, location is nice, great mountain views, rentable at a nice spread. I'll retire there from NJ eventually. Thanks, Vegas
