Nonsense yet again. Riverside has LA which hurts almost as bad and the interior of CA which hurts far worse.

Note the Riverside is twice as big as Las Vegas.

You need to face it Tagalog. Vegas is hurting but somewhat less than some of its neighbors.

Granted this idea works if there are jobs for people to make their payments. Most of the buyers in the Vegas areas are cash buyers. They are looking to spin it when the times comes. How does that help Vegas???

Again, California has hundreds of cities. What does Nevada have........not much. Think about it.

olecapt any city our area with a high foreclosure rate is defiantly not a desirable place to live for a lot of reasons number one its generally due to a lack of jobs our poor quality jobs in the area .I’m sure you can find a good deal on a property out there right now but you have to have a steady income and be financially stable.

The entire US has a high unemployment rate. For a low one you have to go to North Dakota. The price is too high.

The foreclosure problem in Las Vegas (and Phoenix and a couple of other places) is due to exceptional exuberance in the RE market in the 2004/2005 era. It has nothing to do with jobs.

the foreclosure rate provides the opportunity to buy a home in a very desirable area for a very low price. And it will not last. Once the foreclosure thing runs its course the prices will go up 20% or more to the normal for such a city..

So take advantage of the odd circumstance or feel bad when it goes away and you say "shoulda bought at the bottom".

Vegas is the only city in the United States, as far as I know that its economy 100 percent dependent on tourism. With the rest of the United States in a dip will hurt Vegas. I do not understand your logic olecapt. You make Vegas sound like it's fine here. It's not!! As a matter of fact, it's going to get worse.
