Just my $.02

PS. What's a "wash"?! hahaha seriously! How do I know if I live very close to one? I don't have a lot of mosquito problems... this entire year I had to hire someone to spray my place only once and that was because we had a few bugs showing up here and there--that one time spray took care of it (who knows, maybe the jet noise bothers the bugs so they stay away from my neighborhood!).
The washes are the big cement ditches for water runoff. A smaller version of the drainage canals in LA.

It's not a wash, it's an arroyo. Look that one up.

A (usually) dry river/creek bed. In metro Vegas, these can be part of the storm drainage system. Get a good rain, and they are not so dry (in big rain, they can be raging torrents.)

There is no water in the wash within a day or two of rain ending. You might want to look and see if a place is deemed to be in a flood zone from being near a wash as required flood insurance will add quite an expense to your costs. You can look this up on the FEMA website.

Some of these flood control "washes" (they're more like channels) have become a bone of contention between the city of NLV and Clark County.

The waste water treatment plant up here releases water into these channels, and it's pissing off residents further south because they don't want to deal with flies and midges, or any odors. I wouldn't worry too much about an arroyo in Aliante.
