Traccia is the middle zone between SFRs and Townhouses. No common walls, but just barely. Very little private outdoor space. Lots of common amenities. Big HOA fees.

For someone who wants a low maintenance lifestyle, and likes the perks, (pools, clubhouse, etc,) it could work. If you want a normal SFR lifestyle, not so much.

I've lived in Traccia in Summerlin for about 8 months. It's a beautiful neighborhood, the houses are well maintained, it's quiet (unless you live right on the wall by the 215), in a great area. Shopping is convenient, and there are lots of good restaurants close by. It's a family friendly neighborhood, which is mostly good. The only downside is that in the pool area there is no designated area for children and both pools are dominated by kids of all ages, some of whom aren't supervised by parents, and forget a peaceful day by the pool - ever. the other downside is the HOA / security patrol. Residents can never park on the street, which is more inconvenient than you'd think at times. And security patrol will ticket and fine you immediately for a garbage can out on the wrong day, and they'll phone and fine you if you forget to close (or crack open) your garage door. I'm a 48 year old extremely responsible person, and there seems to be no end to their contacting me about every little thing. I wonder if they aren't drumming up fines due to overdue HOA fees from residents (I pay rent here). Anyway, it's enough to make me consider not renewing. Other than the security annoyance, this is a great place.

Traccia is lovely and it's a good neighborhood as far as being handy to west side shopping and restaurants. And you're close to Red Rock Canyon as well. However, on the down side, as illustrated by the first reply to your post, which was snarky and unhelpful, you will find that no matter where you live in Las Vegas that people are generally jerks. Do not expect to be friendly with your neighbors or have them socialize with you. It simply does not happen in Vegas. Especially in a neighborhood like Traccia where the garages are entered from alley streets you will find that people enter and exit through their garages via their cars thus allowing them to never interact with their neighbors. We have lived on our street for 17 years and speak with three of our neighbors but the rest are completely unknown to us. No one waves or says hello and the only time you really see someone out walking is if they have a dog. Most people in Vegas even drive to their mailboxes. In Summerlin you will see more people out jogging or biking but it does not change the unfriendly and snobbish atmosphere of the city as a whole. Bear in mind as well that Las Vegas has become rife with both local and out of town investors who are renting out houses in every neighborhood in town. My advice, if you're looking for a really great neighborhood with cute houses, nice people and low crime, is Walnut, Iowa.
