Due to medical reasons I am presented with the option to retire early.
This is due to PRIVATE insurance, and the condition that I can no loger do my job due to health limits.

The cars are paid for and the kids are grown.Our youngest is 25.
We live in the frozen states and this does not help my health at all.

We play slots now and then for fun and do to my mobility issues I love all those ramps

All in all we enjoy a MODEST lifestyle and seek a cozy rambler, with a pool so I can get exercize.

Any hope of doing this in Vegas for $2,400 a month ?

Our cars are modest in that they are at lest 15 years old but both under 120K miles.
It appears we can have our choice of homes for around 150K...
Our heat bill is budgeted at about 90$ a month would that offset elec?

Also we have no idea what pool costs are .

You may want to consider a single story town house in a community here in LV. They have the pools and etc. Your car should do fine here no salt or freezing cold most cars that are maintained here in LV last a long time. The heat thing depends on the home you get and how efficient it is during the heat just the opposite of the cold one thing though it can be 90 degrees here and you will have the windows open no A/C on and be comfortable.

Default town house

Not to keen on a town house as we have small dogs who like to go out a lot .
I was just telling baout cars to showwe are pretty frugal.

Suprised I have not gotten more input.

You should be.fine, especially if one or both of you can find some type of job to supplement your retirement income.

the cars could be an issue, in that they may be needing replacement in the next few years, and you need a car in Vegas.

We dont care about heating, we care about air conditioning. My heating is about 30 bucks in the dead of winter, however my electricity is about $180 in the summer.

In all of the west and NW there is one home - $159,000.

I doubt there are three in all of the livable areas of Las Vegas.

There are likely a half dozen in the central city though the neighborhoods will be seen as less desirable.

You can likely find a place in one of the Sun Cities (55+) though no home pool. They do however have excellent pools for their residents with handicap capabilities if that is of interest.

There are also neighborhoods of small homes with a community pool that may work.

I find plenty 3b 2 bath 1200 sq ft . pool.
All over the valley .

with 2 car garages? Available not contingent? You know how to tell?

I do this for a living and rather well. If there had been 20 or 30 that met your spec I would have sent them to you in a DM.

What I did was draw a huge square to the NW from Decatur and Sahara. That is what we call the NW. I found three homes that met your criteria. One that would work in Alta Mira and two in Charleston Heights that probably won't work.

Your search is not impossible. But you will end up with less than a dozen if you use the whole city...and only three of those will be in area you will like and two of those will end up selling for over $160K.

The only good thing you have going is that investors generally don't like pools...

Go up $25K and you will have a reasonable selection.
