Hi folks, I am looking for input on these two condo communities.
Specifically, does anyone know the current state of these communities with respect to safety, ratio of owner to tenant occupancy, percentage of section 8 etc. Are they safe enough both to be a good investment and for an owner to live in? The night security guard told me a year ago that Isla had collapsed--ie disruptive tenants, very unsafe. Plus the construction there is poor. But a great location. Wondering if CG is purpose built and therefore mre solid (both in terms of construction and as investment. Thanks in advance for any info!

ETA: also wondering about the current state of La Posada condos in the Pueblo section of Summerlin

Both are conversions. 1990 build converted in the mid 2000s. If I remember correctly only some of the Residence units were actually upgraded during the process. So may be very different levels.

Check the cop map for crime. Isle started out much more peaceable than the villas at Desert Shores but I have not shown it in three or four years. The Residence should be low crime...though the HOA fee is significant.

I don't lile cpnmverslions with a few exceptions the residence is better than manyu.

La Posada is purpose built and it is a nice spot. The back units are the nice ones.
