Temperatures in this part of the world tend to peak in Late June or early July. That is when we tend to get the days above 110. But it is bone dry. RH is 10% or less. It is actually not bad. Outside your sweat is super efficient at cooling you. Anything above 105 is real hot...but low humidity makes real hot a lot more bearable.

At around this mid July or so point in time the airflow becomes to come from the south. That does a number of things. It lowers the temperature, raises the humidity and provides the moisture and the instability required for some great thunderstorms.

In my opinion the monsoon is less pleasant than the dry heat...though the storms are a treat unless you get caught in the flood caused by one. Basically on a frontal passage we get immense but highly localized storms...rain can fall at the rate of 8 or 10 inches an hour for a while. Been known to break rain gauges. And those empty washes you see through the desert...now sometimes golf course fairways...fill up with five and six feet of water. After oneof these storms most of the water is gone in a couple of hours and it is hard to tell the next day that it rained at all.

Goes away by the end of August. And goes away part of the time during the season. We do get hot dry periods in the midst of the moonsom depending on global weather patterns.

So, is there trouble with houses getting flooded? Something to think about when looking for a rental I would think.

Just avoid the east side..it floods a lot in the monsoon season. Go higher, which is extreme West side, or North side, or near Anthem in Henderson.

It is pretty rare. In a buying situation I tend to recommend flood insurance until you have been there five years or get sufficiently familiar with the neighborhood to be secure.

I would not worry much about a rental. The damage is to the home generally not to the content. Six inches of water may do 100K in damage to the house...not more than a few hundred to content.
