The first nine days of June show a very strong uptick in contract opened from the first 9 days of May. Up more than 15%.

That would suggest July/August sales will be up.

REO inventory continues to climb. REO sales continue to fall and approach the level of short and classic sales.

Is there some seasonality to upticks in early June?

I have always claimed sales track with the temperature. Crudely true. Not much differential though May through September.

Form your own opinion..

This seems to be counter to the national trend.

Yup - Don't think I have seen anything in LV follow the national trend...

And, these sales number are all "post-rebate" right?

They are not sales...they are contracts entered for single family homes in Las Vegas.

This number is never very accurate as contracts do not all go through...so particularly older contract data is likely underreported.

All that said though as of mid month the contracts are substantially higher in June than in May.

Anyone familiar with the HAP program. Put an offer on a home in mid April (got accepted). However, the home sellers are going through the military HAP program since they are moving duty stations. As of today, the sellers have not had a negotiator assigned to their case.

Any familiar with how long this program takes?

Condominium sales at CityCenter "well in excess" of market average - Business - ReviewJournal.com

I find it hard to believe that this is interpreted as positive.
