My understanding is the issue is with the yellow brass fittings. Wirsbo could have been installed with yellow brass or red brass fittings. The red brass fittings are more expensive, so guess what most everyone got.

I have a Vanguard polybutylene system which I was told would "guaranteed" need replumbed due to leaking within 10 years. It's turning 19 this year and never had a leak.

If you are buying a house in Vegas that had a re-plumb, I would be looking to make sure it has low zinc fittings or else uses PVC pipe.

Here is the latest on what is happening with foreclosures. It looks like more properties are being foreclosed on again. As a buyer or a seller you need to watch this very closely this could mean a dip in prices down the road. I have been noticing more listing on mls daily now than I have in a long time.

Will investors buy up the foreclosures? Before deciding to move to Las Vegas I looked at Phoenix. I started looking about 18 months ago. At the time there were many properties available. I procrastinated and when I checked again about 6 months ago there was very little available. A real estate agent told me not to bother because there were multiple offers on every property. The offers were coming from investors.

I wonder if the same thing is happening now to Las Vegas.

I'm not arguing with the article, but you seeing more listings lately has zero connection to what this article discusses, which is increase in NOD filings in June.

The bare minimum legal time from NOD filing to Trustee Sale is around four months. Practically it's more like a year plus.

Good News! Straight from a Realtor™'s mouth. The three major banks in Las Vegas have "no shadow inventory". FWIW, she was trying to justify a 189K house in a 112K neighborhood.

Von949- Great comments at the end of that sunshiney article about how Vegas went from a buyers market to a seller's market in a year. It amazes me what BS they try to report to the masses.
