We arrived a week ago and immediately began making appointments to see homes. I have been doing my homework and homes in Henderson are selling quickly if the are priced right. So I saw this house and knew that it was a good deal that would be going quickly. They started showing this past Tuesday and we had people there when we arrived and when we left. I decided to put in a bid $20k over asking.

They stopped taking bids on Friday and on Friday night we got the response. Guess what happened.

Home was arbitrarily listed at a bargain price to incite a bidding war? House sold for much more than it is really worth given current market? Nothing new...

can you post a link for the house? redfin or realtor . com is a good place to find a link, thanks. i have seen agents do that before and i feel it is very dishonest to bargain hunters.

The responsibility of a listing agent is to his client - not to some unknown bargain hunter. The bargain hunter has his own agent to keep him from being sucked in...or he should.

If he or she was my agent and pulled off a big up I might consider a special bonus.

i agree about his duty, but he is wasting the time of many buyers by putting up list prices that will not be accepted.

BTW, I didn't consider it dishonest. We knew there was going to be a lot of interest in the house and if they wanted to sell quickly the best strategy is to price under value in a hot market rather than be over priced and sit for months.

Perfectly reasonable short sale. Price is right on the comps. If this got into a bidding war don't blame it on the listing agent. Note that the seller could care less and the agent not very much. The bank would end up pricing it in that range at the end anyway. Any push on the price would be entirely buyer driven.

If the home was not distressed it would likely have been listed 30 or 40K higher.

Wait a few months until winter, prices will drop again, they always do.
