Ohh Stop.

In Las Vegas it is a nit.

We have perhaps the best ratio of income to housing prices of major MSAs in the USA.

And you are aware that for the last period the interest rates on conforming loans is higher or the same as that on non-conforming?

Our speaker forgot that as well.

but can you get the same 3.5% down on a non-conforming? Do they average in the 16% unemployed in that ratio?

Where in the world did you get 16%????

The Las Vegas unemployment rate is below 10% and FALLING.

Oh, I must have forgotten about the shovel ready jobs. But, a lot of people aren't counted because they gave up looking.

Or they just decided to retire since they were so close or at retirement age.

So you decided to count them all on your own and make up a number?

10,000 baby boomers are retiring every day. I wonder where in the country they'll choose to live out their retirement with sunny/warm weather, no state income tax, good infrustructure, low cost of living and endless entertainment and dining choices... Hmmm....

You are beating a dead horse with limp spaghetti.

90% employment is sufficient to maintain a healthy real estate market. And an improving economy is likely to wash out many other factors.

The down payment is a question of which program etc. In general high conforming or non-conforming will have difficulty getting 3.5% down. Been pretty much true since 2007.

Lebo has definitely shifted his tone in this video. He couldn't pull off the FUD without supporting numbers.

After months of fear and SELL SELL SELL before it's too late or you're insane! .... now he's just doing a chuckle and saying "oops, guess anything can happen right?" haha

He may be doing his business a disservice with these videos.
