Here is what is happening regarding how many Vegas home owners are still upside down in there homes. This is important to know as a potential buyer because when and how often this distressed inventory is released will play a big part in inventory numbers and pricing. So far the banks are just trickling bank owned properties on the market after a foreclosure.

We went underwater even though we did not by our house at the peak. This same house is no longer under water, but forget that others paid a lot more.

I think, too, that I thought it should be lower because of all the people who walked away from their mortgage. They would not be upside down.

So should all the price of housing come tumbling down, punishing all the people who have been paying their mortgages like responsible adults just so that your ideas of fairness about how the world works come to fruition? Grow up Kev.

The title of that article is misleading and doesn't even match the text. It's not 40% of homeowners, it's 40% of homeowners with mortgages, which is a smaller subset of overall homeowers in the valley, especially given all of the cash purchases over the last few years.

The inexpensive houses are not completely picked through. After weeks of making offers left and right on trustee sales and short sales, we got a good deal. Big house. Nice neighborhood. Walking distance to an elementary, middle and high school. 4/3. Less than $90/sqft. That's about $15/sqft from the bottom. But still great compared to 2005.
