Why in the world would the population of Las Vegas valley want to have the highest water bills in the country when it is totally unnecessary?

they are no place near the highest bills in the country and are unlikely to get there even with the northern pipeline.

Why do you make this stuff up?

Retail Real Estate sales are up, prices are up more than enough to offset the down last month and put it on about the 1% per month line.

Northern pipeline cost estimated to be $15 billion. You are the one was thought using price to promote conservation was legitimate. I'm not making anything up.

I agree that limiting growth in the Las Vegas valley would increase home prices.

Actually I said nothing about my views of the use of price...merely that SNWA et al has used it and likely will again. See Santa Fe if you wish to see how effective it is. So yes you made that up. Note that SNWA deliberately limited the size of any increase so as not to effect usage too much. They do not want a net loss of revenue which too big an increase would cost.

I don't see the pipeline as being cheap...maybe a 50% bill increase. Still less than Boston and half of Santa Fe.

See California versus Texas. See Portland for a really clear example with no ocean. To some degree LV is a fine example. Housing pricing flat for 20 years as long as cheap BLM land available. BLM went to market and restrictions on growth and that all went away.

I know some of it.

The northern section from around Tule Springs park to Decatur is all scheduled to be park. Part of it the fossil park. I don't know where the Fossil park stops. There is also one more freeway planned out just at the base of the Sheeps which is to run all the way across. I don't have the faintest east of Decatur and north of 215.

The red boxes on the west side at and north of Summerlin Parkway are all Summerlin related. Howard Hughes Corp and someone else who I think is a Hughes buyer. All residential I think. A lot is going to be very expensive mountain side lots.

That SE corner piece has a big chunk of Clark County park and stuff in it. The inland piece is mostly H. Hughes and I suspect more Summerlin.
