Not sure I agree with this fully, but at least he provides real data to support his argument.

Nothing about Vegas/Nevada specifically and he doesn't even mention price to income ratios

Took a quick look at the 30 day numbers. Overall price appears flat. Small ups in REOS and Shorts, flat on classics.

Sales and inventory up a bit holding at 3 months. Traditional sales averaging about $125 psf...shorts and REOS at $100.

A question for the realtors here.

I recently saw a house that I was interested in, but could only buy on a 1031 exchange, and by selling my current house.

How seriously are offers that are contingent on selling your existing house taken in the current housing market? and what sort of time frame do you typically write into the offer when you're doing that?

The property I was interested in ended up having 6 offers on it, and is in escrow at "very close to full asking", so I'm assuming I would never have got it, since the buyer is all cash, but I need to know how to play this if another one comes up that I'm interested in....

Contingencies are out of style here at the moment. They generally don't work well in a seller's market.

I would suggest the client entertain one only on a difficult or expensive home. Otherwise why bother?

Many people have an effective automatic contingency. The financing will not be available if they do not sell their present home prior to closing the new one. Doing a deal like that at the moment. The buyer has to close his existing hme to get a mortgage on the new one.

Timing varies widely depending on the seller. I would be slow to try a double without something close to 60 days or even 90. Getting 90 will be tough in this market. A low price on the present home can make this a lot easier.

1031 is irrelevant to the buyer. The seller is generally up tight only on the other end of the deal. Have to put 1031 money back to work or it turns into taxable capital gains.

So how does that differ from what I want to do? In fact mine is better, because once I've sold my existing place I'm good to go, all cash.

-and in this context, what is expensive?
