Ummm..AZtoLV..olecapt was not being rude, just truthful.

He knows the city quite well, he's "in the business" so to speak and he don't have too much more "growing up" to do either.

One of LV's life lessons...if you think Olecapt is being rude, you're going to have to get a tougher skin to live here. We deal with folks, both rude and pleasant and anywhere in between, from all over the world on a daily basis. You'll have to get used to that.

Don't sweat this, do your research, take notes. Come back if and when you're ready to move here in that 3-5 year time span you mentioned.

The Panorama Towers are flat out STUNNING. They are on their third tower I believe. The location is right across the I-15 from The Strip -- if you get an east facing unit, you will have panoramic views of the Las Vegas Strip... it is remarkable place.... hence called Panorama.... remember, your east facing unit view will NEVER be blocked at Panorama, because it is right next to the freeway. This has been a big problem for some in other high-rises, as new high-rises have blocked what once were panoramic views......

And the number of locals who live in Panorama vs. vacation homes is unknown to me.... but there are locals who live in the high-rise towers who can afford it...

I think Turnberry is a better location for access to the Strip, because you do not have to cross the I-15. Turnberry is already on the east side of the Strip, on Paradise Rd...

However, Turnberry is a quite bit further north, up around Sahara...and the towers are not as attractive in my opinion... I'd go for Panorama.... the views of the new City Center will be amazing once it is completed..

City Center is the largest privately funded project in the USA, it is a whopper! $8 billion! Multiple high-rises, mixed use urban city within a city, and it is right across the freeway from Panorama.. check it out. Completion is late 2009..

A fine review of the area.

I agree fully that Las Vegas lacks the heavy employers. An obvious and real limitation. Does not however read on the overall employment situation. The 50 to 60% however is incorrect. The positions don't pay less...they just don't exist.

My favorite remains the high rise in the LVCC. While the building is a lttle dated some of the units are spectacular. Again high HOA fees. But the nice thing about LVCC is one can walk after dark even though quite close to the strip.
