The house on Gray Horse is on a half acre in a gated community. Backs to a multiple acre estate. One side is against a circular ending of another street. All in all pretty nice upper end of Providence. Probably 7 or 8 minutes to Smith's on Durango where virtually all services can be found. Probably takes 3 minutes or more to get out of the tract. Less than 20 minutes to Downtown Summerlin. 25 minutes to Bellagio.

Note there are a significant number of homes in the Lone Mountain area that meet this specification. That is in 89129 and 89149. We live in one. These are all half acres and mostly single story ranches.

There is also the Senior housing. Sun city Summerlin is the largest. You can find three bedrooms and 3,000 SF. They were built between 1988 and 2000 though many of the better ones have been redone.

Siena is newer and gated. Located up around the 215 and Tropicana. Newer and somewhat better built than
Sun City Summerlin. A few years younger population.

Two new ones are Regency and Trilogy. Both are a similar concept...small communities tightly packed with a luxurious community center. Regency is single family mostly while Trilogy is town homes. I don't much like the Regency neighborhood as it is surrounded by relatively inexpensive tight home tracts. Trilogy is much better place.

Thanks lvmensch and everyone else who contributed! We have moved many times and bought a lot of houses (too many...). I feel like we have done enough looking and research. We had access to our realtor's database in addition to realtor.com etc. Perused everything available at this time.

Like I said earlier, we kinda know our way around out there (almost bought once before) and our son is living there now and just bought a house, so we have covered a lot of bases. We put an offer on the house on Gray Horse. We assume we'll get it one way or another, down to price negotiation.

My wife has great taste and has been with me for 25 years, our taste is identical, so I trust her judgement.

The pictures of the house look like what we like, size is a bit bigger than we need but that's not a problem. We can do whatever we want with the backyard, pool, landscaping etc.

See y'all in Vegas in a couple of months....

Stay away from Providence! It is a pre-housing crash development and a lot of the homes up there are rental. many of the lower end homes are rented mainly to transient military - here today-gone tomorrow. Horrible shopping choices, """"""DANGEROUS""""""" Traffic on North Durango with the decorative palm trees are planted literally 18 inches from the street curb severely limiting your views of traffic, the Smith's shopping center, while opened only in late 2005 is very sketchy after dark. This area is simply transient and on its way down. Look towards Summerlin as the master plan has higher standards.

I agree. I am near providence. If you do not want RV parking and a big lot, then I would pick Summerlin. My wife wanted the big lot, I wanted RV, so here we are. As said, the worst part is that commercial has not kept up. There are plenty of dry cleaners and pet groomers, but the restaurant selection and shopping sucks. I do not mean like within 5 minutes, I mean like the entire area. If you want something other than BJ's or other chain garbage you are driving to Summerlin. There are some commercial developments going in, but who knows if there will be anything decent to eat. Also, providence was like a ghost town driving around a year ago. Since people are now moving into sky canyon the traffic in the area and congestion at the grocery store are both noticeably worse, and surely only going downhill from here. NO ONE CAN USE A STOP SIGN! We would be better off with stoplights and roundabouts. Overall the region is poorly planned. I like it cuz I can park my RV and being on the edge of town I can be shooting or chukar hunting in 20 minutes. If you are not into that sort of stuff, no point moving to the NW.

Funny how everything is relative. We lived in downtown Chicago. It took 1/2 hour to go a 1/2 mile down the street to get to a grocery store. We averaged 8 mpg (normal is about 19 mpg).

Been living in Naples, FL for four years. In "season" it takes 1/2 hour to go 5-10 miles to get to a grocery store.

It's spread out, downtown is 16 miles and takes forty minutes to get there.

Drivers here are awful. We have been rear ended twice. Daily fender benders everywhere, too many senior snowbirds.

We are happy we got a big lot with no house/neighbors on one side in LV. Our neighbors houses are 12 feet from our house in Naples. Our HOA in Naples went up $100/month last year. Our HOA in Vegas is $100/month.
