I can't in good conscience allow someone to say that 89115 has the same Violent and Burglary crime rate as Summerlin. It's just flat out not true. Crimemapping.com is not the only place to check. Other places like Donahueteam zip code crime map, Spotcrime app, Police Stats and FBI stats will show otherwise. 89115 might be a good area for someone buying rental property but not a place to compare to Summerlin to an out of towner. Granted each person's tolerance for crime in their neighborhood is different but that isn't what the OP is asking.

Harmony homes sphere might be ok (check other crime stats) but remember you have to go shopping and venture out of that sphere. If you see graffiti a telltale sign of gang activity, bars on windows, junk vehicles in yards and driveways just outside your neighborhood you need to take that into consideration. There is a reason that a similar home in another area is priced much higher than a home in or near certain parts of North Las Vegas. Location, location, location is the realtor term.

It's not just crime the OP should be looking at it's things like quality of emergency services ie: Police and Fire and also the School District if you have children.

I live in one of those 'ghetto' zip codes. I agree with the poster who said to rent for a year and get to know the place. It's all relative to where you are moving FROM. For example if you are from urban Chicago, you will probably think all of these zip codes are great. If you are moving here from One Horse, Idaho, you will be scared to death. It's all about what you are used to!

Personally I like the area you are talking about!

Probably better than the south side of Chicago. Not scared to death of the place but if you want roving gangs, unsafe streets after dark, and drive-by shootings then Sunrise Mountain might be just what you're looking for, eh?

Maybe the state needs to be involved with all the licensed realtors coming on here and steering the clientele.

I think the “steering “ is coming from people who are living in the areas the OP is asking about. Nothing wrong with that as long as they are not overstating the comparison to other areas which some are.

The crime rates are well known to be higher in Sunrise Manor. Anybody who's lived here any decent amount of time and sees the area can see it.

I think Las Vegas is tricky to put down for an East Coaster. The lack of rain means the houses don't deteriorate as rapidly so a neighborhood can look relatively good for the age compared to east coast cities.

One thing I have noticed here is if the houses have block walls all around... Probably not the best sign unless it's an old money area.

The vast majority of all new neighborhoods, especially below 500K, have nothing but block walls all around each house.

The do not have them in front. In fact, it's against the county code and you have to get a special exception to build one higher than 3 feet.

Hi! Thanks so much for the input! We are looking at area code 89142 and it is as far east as you can get in the sunrise manor area. Renting isn't really an option, we are pretty stuck on the idea of building instead of spending money on rent for a year when it could go into the down payment of a new build.

I have been checking crimemapping.com and other reports and honestly, I have to say it doesn't seem to be extremely higher in that immediate area of the community than it is in say a community in Henderson. That said...yes, I did notice to go outside that zip to the west and crime is HIGHER, absolutely. I happy with diversity, and older neighborhoods (NYC was a great living experience!), but good to hear from someone that knows the area specifically first hand.

Curious as to what supermarket you shop at, etc...do you stay in the Sunrise Manor area or do you travel outside of it for errands, grabbing dinner at a restaurant, etc. We noticed from the location we are looking it's only a 20 minute drive south the Galleria shopping area with a target, restaurants, etc in henderson...

All thoughts and feedback appreciated!

There are so many easily accessible supermarkets in this area, Sunrise Manor. For staples I like Walmart, of which there are several (3 or 4, probably too many) very close and 24 hours. For produce I like the La Bonita chain. For meats I like either Albertson's or Smiths's of which there are also several.

I have been eating out a lot since their is such a tremendous variety and tasty quality nearby.

La Bonita: The cafeterias/taquerias at any La Bonita Supermarket are beyond delicious. Very inexpensive lunch prices....crazy good https://goo.gl/maps/SjrgdQj44bJ2

Thai Cuisine corner of Nellis and Bonanza is busy for lunch but tables available, fantastic authentic lunch specials for $6.99-$7.99 Very delicious, great service. https://goo.gl/maps/jiXuVct3at72

Golden Corral. Shameful indulgence. There's not a good one in Miami where I am from. The lunch special (I like ice water) comes to about $12 including tip. The food is a guilty pleasure. Sadly, this is too easy to get to. https://goo.gl/maps/xmvJyRqgucx

Oh Curry! I had for the first time Japanese Curry at this location. Very interesting flavor. Obviously family owned and the proprietor was exceedingly gracious. I think the lunch was about $12.00 https://goo.gl/maps/Padds6ADBTr

In Miami, where I lived traffic was so bad at ll hours, you simply would not want to travel to restaurants. All the restaurants I listed are within 5-10 minutes of my home in 89142. There are so many more as well. This morning, I'm meeting some relatives at the Boulder Station Casino Buffet which is also only 5-10 minutes away. I've seen the crowds here before, so I expect it will be good.

I am here now only about 2 weeks and will keep my home in Miami. I am really enjoying this area and have seen and encountered nothing but nice people. As others have said, I'm sure this is related to my coming from a more dangerous feeling yet much more expensive area of Miami. Frankly, I trust my senses around people and mutual respect goes a long way whether in professional environments or riding the subway through Brooklyn. Anyway, it's safe here and the area you are building is very beautiful.
