I have a list of homes that I track online, and I have noticed that some are increasing in price. they have been on the market a while, and then they lower the price... and now they are going back UP.

if it didn't sell at the lower price, why do they raise it?

here is one example:

Price Reduced: 03/17/07 -- $749,999 to $724,999
Price Reduced: 03/29/07 -- $724,999 to $699,999

Price Increased: 04/06/07 -- $699,999 to $749,999
Price Reduced: 04/17/07 -- $749,999 to $724,999
Price Increased: 04/28/07 -- $724,999 to $749,999
Price Reduced: 05/12/07 -- $749,999 to $724,999
Price Reduced: 05/29/07 -- $724,999 to $699,999
Price Reduced: 07/13/07 -- $699,999 to $674,999
Price Increased: 07/23/07 -- $674,999 to $699,999
Price Reduced: 11/01/07 -- $699,999 to $674,999
Price Reduced: 12/07/07 -- $674,999 to $599,999
Price Reduced: 01/04/08 -- $599,999 to $574,999
Price Reduced: 01/10/08 -- $574,999 to $549,999

The reason(s) why they would raise it would be other homes in an area and how much they are worth,the area changes it's characteristics(getting better or getting worse),appeal of the area,and if it's all resident housing,simi-commercial,entertainment-so on and so on.
