Hello everyone:
I'm currently selling a bakery we owned in Los Angeles and plan to move to Vegas. Since this is a buyer market we're were thinking of purchasing a home in Summerling and rent it out until we make the move. My husband and I drove around Vegas to check out some properties and summerlin seems to be the nicest family friendly town. Everything else we saw looked pretty gheto. We liked a house for sale in zip code 89128 and I was wondering if this part of town belongs to summerlin? Property is on Aqua Spray Ave (south shore). it's a nice pool home of 3100 sq. feet 5 bed / 3 bath. I would like to hear from you as this will be a big step we'll be taking. Would a house this size be difficult to rent? maybe at $1,500 a month? Is Vegas a safe place for kids? I really appreciate your opinion and advice!.

I bought a 1 br condo in 89128. I closed in January. The neighborhood is well above average. A little graffiti, possibly caused by the 3000 high school students at CM.

89128 zip over by where your prospective house is IS NOT SUMMERLIN. It's Desert Shores.

And no, Summerlin is NOT the only nicest area. Summerlin is NOT A TOWN, it is mostly located within the City of Las Vegas proper.

Schools are mediocre, if you've got good parenting skills you'll have no problem with your kids in Las Vegas.

I would say yes. There are Summerlin signs as you cross Buffalo, eastbound on Lake Mead. Some of the stores just west of 95, will say it's their Summerlin location. Some of the snobs, way up in the expensive homes might say we don't, not Summerlin Village or something...I'm at Lake Mead and Mariner, the deed says La Posada at Summerlin.

I looked at Aqua Spray on the map; that's a 12 minute walk from my place. I would see what the HOA fees are like over there. That lake costs a lot to operate. Could be a great place to invest.

Thank you very much for your reply- it's very helping!. See I'm not familiar with the area and I want to be sure before a make an offer on a house. It's dessert shore an ok area? Any other area I should consider looking into? Your anwser is highly appreciated.

Palo Verde is one of the top schools. CM is middle of the road.
The Assessor says it's South Shore Est Unit 1. http://redrock.co.clark.nv.us/assrre...nInstance=pcl7. We both would have Las Vegas addresses.
Nobody wants to take my advice and look at Meteorite Cir., for the low 100's. I think that would be a 950ish rental.

What's the price of the one your looking at?

Thank you!. I'm just looking into a nice and quiet neighboorhood for my family to settle down. HOA fees where the home is $60. The home is in the low 200's. Do you think it will be difficult to rent it out? it's a 5 bed / 3 bath?
