I'll be moving from apartment to buying my first house. Putting in my own pool looks to be too expensive. I'm wanting a good community with a nice pool on an under 200k budget.

Right now I'm considering Meritage Homes. In both Mountains Edge and in Providence they have 3 pools: regular, adult, and kids pool. I also like them because they're listed as No Smoking pools. Are there any other communities I can be considering that are similar?

There's a big one in the southwest - Rhodes Ranch. They have a monster rec center - it's their own private water park. I'm sure kids that live there would much rather go to the water park every day in the summer than swim in their own pool. Not sure if it would meet your needs, though the lap pool there is designated as 12-yrs and up, and adults-only for a couple hours every morning.

Tuscany Village by Rhodes homes in Henderson has a beautiful rec-center with pools, two indoor raquet ball courts and indoor basket ball court and two tennis courts, plus a big gym, and meeting rooms a pilates room ect.
The communitiy is guard gated on a public golf course.

i would second the notion at Rhodes Ranch but i believe that you have to be inside the guard gated area to use the rec center (i might be wrong) and i am not sure you can even get a home for 200k there..

Plenty of homes in RR for under 200k, own one myself which all the silly valuation sites say has gone down 10% more in value since I bought it last March. Oh well, even if there is a bidding war for the 2000sf+ places there are plenty of places under 2000sf you can get. The homeowner and his immediate family can use the facilities included in the HOA fees. The issue with the pool is they seem to think they need 4 lifeguards or something on duty, minimum, so it takes forever to get the pool open and its closed quick. It was open after Memorial Day this past summer if I remember right and was open only weekends in Sept and closed by early Oct.

if i remember correctly, you have to be "in" rhodes ranch not "at" rhodes ranch.. the homes with the hoas of 40-50 bucks don't have access, the homes with hoas that are around 110 are the ones in Rhodes Ranch that do have access

If you want a community pool, there are plenty of apartment complexes that have nice sized pools. If you want to own a house, why not purchase one with a pool? the beer in the fridge is only a few steps away!

Yes, but I wasn't thinking of those people outside the gates. The HOAs are 120/month now.

There are lots of listings under $200k that are inside the gate. I saw a couple listings on Dog Leg Drive for $169k. One was 1829 sq ft, the other 2250 sq ft. The smaller one sold in 2007 for $349k. I even saw one that sold for $75k on 4/16/2009. I've no idea what the deal with that one was, maybe trashed by the owner before the house was foreclosed.
