A builder called Ball Homes makes some pretty nice houses that meet your needs in a nice area on the Southeast Side called Chilesburg. Various sizes and finishes and pretty well built. Not the fanciest but excellent value.
Don't worry about not finding a nice house with smaller square footage. There are several in those areas that are just that...a ranch. I cheered for 10 years..tumbled on hardwood a lot...I don't think I will ever live in a house where I would have to walk up to my bedroom! My knees can't take it!!! A ranch is the best There are several in the 2300 to 2800 square feet range that are a ranch with unfinished basement (which is good for storage). You will find several in West Wind, and one or two in Tuscany that I know of, but I am sure there are more.
Also look at Prestwick, off Flying Ebony. I have no idea if you would like it, but it's across the street from West Wind. They are one level town homes/4 plex/duplex looking. That makes it sound like they are not nice, but they are! All brick. You can get about 2400 sq feet for about $260,000. The area is very well kept.
another Good Area Of Homes, With Established Neighborhoods, And Decent Housing...good Prices Is Squires Area, Buckhorn Close To Squires Rd. In The Little Off Streets , Cul De Sacs. Don't Have The Inter Circle Noise, Can Hear The Birds Singing, And Most Are Of The Older Age Group, Like Empty Nesters.
I'm on the other side of town, but if there is any interest in very high end townhouses, there is a lovely development at Rabbit Run (I think called The Villages at Rabbit Run) starting in the low 300s. This is the Southwest part of town off of Harrodsburg which is very nice.
