My Taxes shot up about $800 while my assessment decreased by 10%.

I plan to vote down the school budget this year.

I support teachers, but this is getting rediculous. I worry daily about my economic circumstances, I think its only fair that the teacher unions pitch in this time.

It would impress me to see the union lower the budget this year.

The Massapequa School District has spent $22,000 per year per student. I cant see how this is justified. This is the equivalent of top private Academy's.

Hostra Tuition 2010: $15,000 per semester

I recognize we have a great district, but cant we reduce the amount spent per student by 10% or 5%. $22,000 per student?

I would prefer to have a voucher for my taxes and use it towrad private school.

Out of curiosity how much is your home worth?? The average increase for the median home was somewhere around the $300 range or so. So if you are living in the shores for example, your home is likely worth more than the median so you saw a larger increase.

What it also could have been is your decrease in assessment was lower than the decrease districtwide, which was closer to 16%.

If your assessment drops by the same amount as the district difference then any increase you will see will keep pace with the district increase. however if your home decreased at a lower rate than the rest of the district, your increase will be larger than the district average. Likewise if your decrease was larger than the district wide decrease you will see an increase at a lower rate than the rest of the district.

Massapequa had one of the smallest tax increases on LI for 2010-2011 (#93 out of 118)

I think what happened was what Smash described, your assessment didn't drop as much as the rest of the district. You probably had a decline in your taxes last year?

One thing to always keep in mind is the assessment is based off about 1 1/2 earlier than the school taxes and two years earlier for the town and county taxes. For example the 2010-2011 school taxes are based off the Jan 2009 assessment combined with what the district needs for the 2010-2011 school year.

Now as to why his assessment from 2008-2009 drop at a lower level than most people in the district, few possibilities.

1. As you mentioned, could have seen a decrease the previous year that outpaced the decrease district wide, and it has now evened out.

2. Work done Again keep in mind that the change in assessment for this year's school taxes is based off the change in value from 08 to 09. If any work was done to the home in 2008, or any work that was done previously to the home that was only reported in 2008 (such as if you got a C/O for something) it would clearly explain why the value didn't decrease as much as elsewhere.

3. Was the home purchased in 2008? If its a recent home purchase it will figure into the assessment. It could work both in your favor and against you depending on how the purchase price compares to the other comps.

4. Sales nearby/Comps. Quite simply his portion of Massapequa may have seen less of a drop off in value with its home sales than other portions of the district.

5. Previous difference between Assessment value and market value. During the time period home values were going through the roof, caps were put in place (starting in 02 or 03) about how much an assessment can increase (6% from year to year, 20% over five years). Now during the boom values were obviously increasing by much more than that. It resulted in large gaps between assessed value and market value. By the time the 2008 assessment rolled around (09-10 school taxes) assessed values generally did match market values as the market stagnated and declined which led to those gaps shrinking. However, some did still have a gap between the assessed value and the actual market value. So your market value could drop 15%, but the assessed value may have just dropped 10%, because the previous year your assessed value was still below the market value.

The teachers contract expired in June 2009, did they negotiate a new contract? Voting down the budget doesn't do much you are better off attending a monthly school board meeting and voicing your opinion. There are plenty of people of the same opinion but they need to organize to get their point across.
