I usually dont chime in on these threads but I am really urging you to consider NOT moving to Long Island.
It's not the same place it was years ago, it has become very much like the Los Angeles of the east, with gangs, illegals, crime, and congestion.
Tampa Bay aint no picnic either, perhaps you could look in the Carolinas or elsewhere, perhaps New Jersey.
Most will deny what's happened to LI (because they are in a state of denial or have financial incentives to promote the place) but trust me I've spent nearly 35 years of my life here and it's changed so much for the worse.

..... wha.... wait, what? I know there's a bit more crime, some of the bad areas are spreading and its more crowded... but LA? Have you been to LA or did you just think of the first city that came to your mind?

That's insane, you need to make more than 100K to live on the island. I know things are costly, but don't you think 100K or 65K after tax would be enough to "live" on the island? The OP isn't talking about keeping up with the snobs.....just living.
What do you think an average mortgage is going to be on Long Island? Let's say they want to live in as snobbish an area as Islip, where the median home price is $380,000.
That's a mortgage of $2950 a month with 10% down, 5.25% rate including taxes, PMI, and mortgage (not including home insurance). That would be approx 50% of their take home income. Not many banks are going to offer them a loan, and that's without knowing about any credit card bills, student loans, car loans, or any other debt they will have.
So, yes! Owning will be very difficult for them. Now, if they have a billion dollars in a swiss bank account then it will be much easier. But, I find very few people would even have 10% saved to put down.
Renting would probably cost them $1500/month, so they could definitely afford to rent an apartment.
